A truly lovely detached cottage, of traditional stone construction occupying an enviable position along the Back Lane in Cropton from where there are some lovely walks around the village and along the Lanes beyond.

Along with all the charm and character one would expect from a cottage of this period, there are more modern features including oil fired central heating throughout, uPVC double glazing (installed by Fersina Windows in 2003/4) and good quality wood burning stoves in the kitchen and both sitting rooms. The heart of the cottage is the kitchen extension, built within the last 25 years or so creating a superb, practical space for informal dining being well equipped with 'Shaker' style fitted units and various appliances. The two reception rooms enjoy a southerly aspect and have beamed ceilings, attractive fireplaces and both connect to the front hall from where a wide staircase leads to the first floor. The master bedroom has the benefit of an en suite bathroom and a separate shower room off the landing serves the remaining two bedrooms.

Access off the Back Lane leads onto a gated, gravel drive providing stacks of parking and there is a detached double garage. A stone barn with electricity connected and steps up to a loft not only provides dry storage but a great workshop space (with possible conversion potential, subject to necessary consents). Adjoining the barn are four smaller stone outhouses, all currently being used for storage and there are also two outhouses attached to the side of the cottage.

The garden is level with a stone flagged patio, a large expanse of lawn with well stocked planted borders and all neatly contained within stone wall boundaries.

Cropton is situated on the southern fringe of the North York Moors National Park and is a community of farms, smallholdings and traditional houses and cottages only 5 minutes drive from the main A170 Thirsk to Scarborough road. This in turn gives quick and easy access to the market towns of Pickering and Kirkbymoorside to which Cropton is dependant for most of its every day amenities, although it does have its own village pub. The village is situated in the heart of great walking country and is surrounded by forestry and moorland. Its nearest train station is in Malton some 15 miles away where a direct service to York gives access to the Intercity London to Edinburgh service.
