Hutton-le-Hole is a popular village on the southern edge of the North York Moors National Park where a community of traditional stone properties are grouped around wide open greens and the sheep graze freely. The village lies just three miles north of the A170 giving quick and easy access to the local market towns of Kirkbymoorside, Pickering and Helmsley which it is fairly reliant on for its everyday amenity. However Hutton le Hole does have a village pub, tea rooms, "seasonal" village shops, church, village hall and the well thought of Ryedale Folk Museum.

Lavender Cottage is a mid terrace stone property that can boast an elevated position looking over the green in front and is located on the Western side of Hutton le Hole as you drive down the hill into the village. One of its most impressive features however is its private rear garden with a backdrop of open fields and woodland and to its front, Hutton Beck babbles past on its meandering path through the village green. The Cottage itself has a spacious sitting/dining room the full width of its frontage, a well appointed kitchen to the rear and a separate utility room and ground floor cloakroom. Upstairs there are three bedrooms all serviced by the house bathroom. Stepping out onto and across the rear patio is a detached, one bedroom 'Daisy Cottage' which might easily offer a potential owner, self contained guest accommodation, a granny annexe or potential Airbnb. From here a footpath extends along the side of a good sized rear garden, down mostly to lawn, that extends to a gravelled drive, turning area, double garage and lean to timber outbuildings.
